This book has been designed by Peter Sibbald Brown with typography by Eildon Graphica of Sutton West. The cover presents a period motif and has been printed via letterpress and lithography by Graham Mackintosh. This edition is issued in a deluxe handbound printing of 500 copies. Charles Edward Goad (1848?1910) was a noted cartographer and civil engineer. Goad is most noted for his insurance surveys of cities in Canada, Great Britain, and elsewhere. Fire insurance companies needed to know in detail the nature and size of buildings, width of streets, construction, building materials and the proximity of fire services and water supplies in order to estimate appropriate premiums. Goad established a company (the Charles E. Goad Company) in 1875 in Montreal, Quebec, Canada to produce maps to provide this information. These and like maps are now referred to as Goad maps. , Size : Folio.

    Condition: Very Good; This very scarce map is bound in two separate modern cloth parts, showing southern Ontario and marking the locations of fire stations across the province. From the Key: "Towns and Villages shaded thus: [marks shown] are those of which Insurance Plans have been made. Those marked with a square being Places of 5000 population and over and those shown with a circle being smaller Places. . The first number indicates the population, the second is number of sheets in Insurance Plan."An English railway engineer, Charles Goad went to Canada in 1868, where he did not pursue engineering, but became a representative for the Sanborn Company which published fire insurance plans. From 1875 Goad began to compile and publish his own large-scale plans of Canadian towns from a base in Montreal, and soon became the largest private mapmaker in Canada. By 1885 Charles Goad had returned to Britain and established a branch in London. Goad?s highly detailed plans included information on property holdings, building construction, use and contents, and, like Sanborn?s, functioned as Fire Insurance Plans. Once leased to an insurance company the map volumes were regularly updated by a team of workers who over-pasted sections with new information onto the existing maps, some of them building up to many layers. Goad?s business rapidly expanded to cover the cities and industrial areas of Britain, Denmark, France, Egypt, Turkey, Venezuela, Bermuda, Mexico and South Africa. After his death the company was run by his three sons. Copyright handwritten, non-intrusively, on the diagonal on most sheets; later additions and addendums at times cover the original copyright. Vol III Index Addenda sheet unmounted, verso of sheet has sheet #36 showing Montreal (St. Gabriel Locks, Old Lachine Canal, Notre Dame West, etc.). Vol III first map sheet [#178] preceding 178A unnumbered. Vol III lacking map sheets 211, 213, 239. Charles Edward Goad (1848-1910) was a noted cartographer and civil engineers. Goad is recognized for his insurance surveys of cities in Canada, Great Britain, and elsewhere. Title-page lightly age-toned at edges, with similar toning to the index and first map. The first map depicts Toronto from Dufferin Street to Davenport Road, Pape Avenue to the east, and the Harbour to the south. Complete with 50 maps as issued in this second edition. A remarkably clean and bright example-by far the finest Goad Toronto atlas we have handled-free from the usual pasted-on corrections, updates, or alterations to the city's streets and blocks. Minor condition notes: neat corner repairs to Plates 8, 12, 16, and 26; two faint ink splashes on Plate 9; several small marginal repairs along lower edges; and a few pages with light, easily erasable pencil notations. Each plate is tab-mounted (none backed on linen). An excellent and desirable copy of this important Toronto atlas, uncommon in such original and well-preserved condition. Most surviving examples are found heavily used, updated with pasted corrections, mounted on linen, or incomplete-this copy is notably superior. Second edition.

    Atlas. Folio (55.1 x 31.5 cm), Green cloth covered boards with rivets on the inside, which hold the maps between the boards (there is no spine as issued), 18 double page linen backed maps.     Original cloth boards. , The Canadian Fire Underwriters' Association was founded in 1883 for the purpose of standardizing fire insurance regulations. Up to the year 1918, the maps were prepared by the Chas. E. Goad map making company and was published by the Canadian Fire Underwriters Association. This agreement ended in 1918, and the Canadian Fire Underwriters' Association started their own mapmaking process and was renamed the Underwriters? Survey Bureau Limited. At the same time they purchased the exclusive rights from the Chas. E. Goad company to revise and reprint their maps. The Goad Company continued to operate until 1930 and in 1931 the Underwriters? Survey Bureau Limited acquired all the assets of the Chas. E. Goad Company. They continued to produce various fire insurance plans for cities and towns in Ontario, Quebec, and the Martimes. Fire insurance plans provide detailed information about buildings and neighbourhoods. They can be used to determine when a building was built or demolished, details of building materials, position of building on lot, lot and address numbers, and lot sizes and shapes. They can show how a neighbourhood has changed over the yearsThe Underwriters' Survey Bureau published individual volumes from the 1920s to the 1940s, and a 1952-73 multi-volume set, covering most of Toronto but concentrating on commercial and industrial districts. The earliest plans cover only the former City of Toronto, while later ones branch out into suburban areas. Not all areas are covered in all years., Size : Folio 340mm x 550mm , Illustrated with 4 color double page maps depicting various areas of Markham in full detail including mainstreets, sidestreets, lots, and also the vulnerability of various buildings prone to fire.
