Hello, I’m Jack Freeman. Yes, I know—it’s not the most common name for a woman, but it’s mine, and I wear it proudly. I’m 50 years old, and I live a fulfilling, adventure-filled life with my fantastic wife. Together, we’ve built a home filled with love, laughter, and a fair share of renovation projects. And speaking of homes—that’s where my story really begins.

For the past 20 years, I’ve been in the home inspection industry. Two decades of crawling through attics, shining flashlights into dark corners, testing outlets, climbing onto roofs, and uncovering everything from the tiniest code violations to the kinds of structural issues that could keep a homeowner up at night. It’s not glamorous work by most standards, but for me, it’s been nothing short of fascinating. Every house tells a story, and I’ve had the privilege of reading thousands of them.

I didn’t start out knowing I’d be a home inspector. In fact, my first career path was completely different—I worked in office administration for several years. But I’ve always been curious about how things work, and I’ve always had a love for architecture, design, and the “bones” of a building. My turning point came when my wife and I bought our first home. I was captivated by the inspection process. I asked our inspector more questions than most clients ever do—enough that he finally said, “You know, you’d be really good at this job.”

He was right.

I started taking classes, getting certifications, and shadowing experienced inspectors. It wasn’t easy to break into the industry as a woman—especially two decades ago—but my determination and attention to detail became my greatest strengths. Over time, I built a reputation not just for being thorough but also for being honest, approachable, and deeply committed to helping clients make informed decisions.

Over the years, I’ve inspected everything from cozy cottages to sprawling estates, brand-new builds to century-old farmhouses. I’ve seen what quality craftsmanship looks like, and I’ve seen what happens when corners are cut. I’ve found issues that saved clients thousands of dollars and others that gave them peace of mind. And in every inspection, I’ve seen the same thing—people who want to feel safe, secure, and confident in their homes.

That’s what inspired me to write this book. I wanted to share my knowledge with a wider audience—people who may not be in the middle of buying or selling a home but still want to understand what’s going on under their own roof. A home is often the biggest investment you’ll ever make, yet most people know more about the maintenance of their cars than their houses. My goal is to change that.

I’ve also filled this book with stories from the field—memorable inspections, unusual discoveries, and lessons learned from 20 years on the job. Some will make you laugh, some might make you shake your head, but all of them are real-life examples of why a trained eye matters.

Home inspection, at its core, is about trust. When a client hands me the keys to a property, they’re trusting me with their safety, their finances, and often their dreams. That’s not something I’ve ever taken lightly. My reports aren’t just a checklist—they’re a roadmap for making a house the best it can be.

One of the things I’m proudest of is how I’ve been able to bring a personal touch to a technical profession. My clients know they can call me months or even years after an inspection if they have a question, and I’ll gladly help. I believe that knowledge is meant to be shared, not hoarded, and that’s precisely what I hope this book will do—empower you to understand and care for your home with confidence.

Outside of work, I’m happiest when I’m spending time with my wife, tackling DIY projects, or traveling to explore different styles of homes and architecture. We’ve been together through all the ups and downs that life and home ownership bring, and she’s been my biggest supporter through every career milestone. Our home may not be perfect—no home ever is—but it’s ours, and it’s filled with love.

As I look back on 20 years of inspecting homes, I realize that this job has been about so much more than walls, roofs, and foundations. It’s been about people. Every inspection is a chance to help someone make a decision that will shape their life for years to come. And that’s a responsibility I’m grateful to have carried—and one I hope to continue, in new ways, for years to come.
