You don't need to be rich to start. You don't need perfect credit. You don't need a family real estate empire behind you.
You need a strategy. You need a team. And you need someone who will tell you the truth about how this actually works — not the highlight reel version, the real version.
Ordinary People. Serious Wealth. is that book.
Written by Rich Bonn — registered residential mortgage loan officer, real estate investor, and someone who lost everything in the 2008 financial collapse and rebuilt it from a laptop at a Starbucks — this is the complete guide to building real estate wealth from your first property to your family legacy.
What you'll learn:
Whether you're buying your first investment property or managing a growing portfolio, this book covers every stage of the journey:
- How to use house hacking and owner-occupant financing to get into your first property with as little as 3.5% down
- How DSCR loans level the playing field for self-employed investors, business owners, and anyone whose tax return doesn't tell the real story
- How to analyze a deal honestly — not with the seller's numbers, with yours
- How depreciation creates paper losses that reduce your tax bill even while your property appreciates
- How the One Big Beautiful Bill Act permanently restored 100% bonus depreciation and what that means for short-term rental investors
- How the 1031 exchange lets you trade up without paying the tax man — and how to execute one without blowing it on a technicality
- How the step-up in basis at death may be the single most powerful wealth transfer tool in the tax code — and why most families never use it
- How to protect the portfolio with the right insurance stack, the right entity structure, and the operational discipline that keeps lawsuits from unraveling everything you've built
- How to build a family legacy that survives not just the tax code but the far more dangerous threat — the family dynamics that destroy more real estate empires than bad deals ever will
This isn't theory. This is the transaction.
Every strategy in this book comes from the inside of real deals, real clients, and real outcomes. The $400 survey that wasn't done and cost $40,000 to fix. The 1031 exchange that almost died because a homeowners association forgot to record a deed change years earlier. The property manager who barely raised rents for years while the market moved on without him. The investor who started conservatively, sold his fourplex to build duplexes in an unproven market, and learned the hard way that the best real estate investors come in second or third — after the market is established.
Real stories. Real lessons. No filler.
For investors at every level.
Ordinary People. Serious Wealth. isn't just for beginners. It's for the investor who bought their first property and can't figure out why they haven't bought the second. It's for the investor with five properties who doesn't understand why their tax bill is still enormous. It's for the investor who has built something significant and is starting to wonder what happens to it when they're gone.
Different roads. Same destination.
Cash flow. Freedom. Family legacy.
One property at a time.
