- Book 9 of 9: The Committee Member Handbooks
Somebody nominated you. There was a show of hands. Now you are on the committee of a Northern Territory unit title scheme, and nobody has explained what that means.
Start with the thing that catches almost everyone out.
The Territory runs two Acts, not one. Which governs your scheme depends entirely on when it was created. Schemes from before 2009 sit under the Unit Titles Act 1975 - a corporation, a units plan, and articles as the rules. Schemes after sit under the Unit Title Schemes Act 2009 - a body corporate, a scheme statement, by-laws, and a management module underneath.
Different vocabulary. Different default rules. Different processes. A committee member reading generic Australian strata advice, or a handbook written for Queensland, will get it wrong - and so will a good many of the people offering advice.
And one more thing nobody mentions. Where a scheme has three units or fewer, every owner is automatically a committee member. Not eligible to be. Not entitled to stand. Already on it, with the duties that come with it. Darwin, Palmerston and Alice Springs are full of duplexes and triplexes whose owners have no idea.
This book is the induction you did not get.
- Which Act you are under, and how to tell in five minutes
- Articles, by-laws, scheme statements and management modules
- Why every owner in a three-unit scheme is already on the committee - and why decisions must be unanimous
- Administrative and sinking funds, and the quiet decision that creates special levies
- Cyclone cover - why it runs 30 to 50 per cent of the budget, and the mitigation discount most committees have never asked about
- Reading a quote properly, and the Territory's single-contractor problem
- Wet season maintenance, termites and cyclone preparation
- Pool fencing, fire safety and the compliance calendar
- Parking, pets, balconies and the shared spaces where friction actually happens
- What counts as a dispute, and where they actually go now
- How to behave on a committee - the part no legislation covers
- Your first ninety days, and the six questions that tell you where you stand
Twenty-two parts in plain English, with a glossary, a first-ninety-days checklist, and ready-to-use wording for spending resolutions, conflict declarations, insurance enquiries and telling owners before a special levy.
Every figure and process carries a note explaining why it may have changed and exactly who to ask - including the dispute forum, which has moved.
Written by someone who has chaired a body corporate since 2019 and has written handbooks on shared-ownership housing for every Australian state, New Zealand, the UK, Ireland, Florida, California, New York and Ontario.

Store description
**Please note our transit times are from the date of dispatch.** We first started out as “The Paperback Exchange,” a chain of physical bookstores where we would part exchange your beloved books for new stories to transport you to faraway places. However, as shopping started to evolve to online shops and marketplaces, we bid our stores goodbye to become “PBShop.” This transition has only allowed us to blossom as we now ship thousands of titles to book lovers across the globe. We pride ourselves in being a community of local book lovers which allows our passion and devotion to shine in everything we do. In 2020 we not only celebrated our 20th birthday but our 1st birthday as being completely employee owned after becoming an E.O.T in September 2019. We are proud to be different and embrace standing apart on a book mountain by working from a virtual inventory which allows us to provide thousands of books that may be difficult to get for your bookshelf or your studies. Working with a number of different suppliers allows us to explore other avenues such as puzzles, sheet music and even stationery so we really do have something for everyone. Life is about being versatile in all realms of existence. If this is your first purchase with us, or you are a returning customer, we would like to welcome you to the PBShop family, for there is no friend as loyal as a book.
