Your first year in real estate will make or break your career - here's the playbook nobody hands you on day one.
Most new agents don't quit because they lack talent. They quit because nobody warned them about the unpaid ramp-up months, the silence between "just licensed" and "first closing," or the burnout that comes from unlimited hours and zero guaranteed pay. Your First Year in Real Estate is the survival-and-momentum guide written specifically for brand-new agents - not veterans, not team leaders, not agents with a decade of sphere already built. Just you, a license, and a phone.
Inside, you'll find a realistic, step-by-step system built around the actual first twelve months: a 90-day momentum plan broken into Setup, Conversation, and Conversion sprints, a method for turning your existing contacts into your fastest path to a first closing, prospecting strategies sized for someone with no budget and limited time, and word-for-word language for the conversations that make new agents freeze - asking for the appointment, explaining your commission, and answering "how much experience do you actually have?" honestly and confidently.
What's inside:
- The three phases every new agent moves through - and how to survive the middle one
- A day-by-day, week-by-week 90-day plan for building unstoppable momentum
- How to turn your sphere of influence into your most reliable lead source
- Lead generation methods that don't require a marketing budget or a burnout schedule
- Scripts for lead follow-up, listing presentations, objections, and asking for referrals
- A full walkthrough of your first buyer deal and your first listing, start to finish
- How to protect your time, your energy, and your bank account during the unpaid ramp-up
- A financial survival guide covering taxes, reserves, and irregular commission income
- Tools for handling rejection, slumps, and the self-doubt that convinces good agents to quit
Perfect for newly licensed agents, agents still working their first ninety days, and anyone who feels like their training left out the part where you actually make it to your first ten closings. Includes a 90-day checklist, a scripts cheat sheet, a glossary of first-year terms, and a list of twenty common first-year mistakes - a genuine bonus toolkit built right into the book.
