Synopsis

This is a revised edition of the 2017 Amazon Best Seller Real Estate … on your terms, with bonus chapters added. A NEW APPROACH TO REAL ESTATE … ON your terms! Your career is in real estate, or maybe you’re looking to invest. That means you know the general consensus: The real estate market is unpredictable; therefore, your income has to be. You’re at the mercy of the economy and the bank. What if that’s not the truth? What if you had the tools, know-how, and been there-done-that experience from an industry veteran on how to hedge your cash from the market? What if real estate was on YOUR TERMS? Good news―all of this is achievable by creating a “money machine” rather than a per-deal operating system. And in Real Estate on your terms, Chris Prefontaine shares the following with you:* Hope from stories―“If he did, I can!”* How to buy two-plus homes monthly without using your own cash or credit* Strategies for structured continuous cash flow and wealth building.

About the Authors

CHRIS PREFONTAINE is the three-time bestselling author of Real Estate on Your Terms, The New Rules of Real Estate Investing, and Moneeka Sawyer's Real Estate Investing for Women. He's also the founder and CEO of SmartRealEstateCoach.com and host of the Smart Real Estate Coach Podcast. Chris has been in real estate for almost thirty years. His experience ranges from constructing new homes in the 1990s and owning a Realty Executives franchise to running his own investments (commercial and residential) and coaching clients throughout North America. Presently, Chris is running his family entities with his son, Nick, son in law, Zach, and an amazing team who buy their own properties and help others around the country totaling 25-30 homes monthly at present. These are all done without banks and without signing on loans. They are changing the real estate landscape all over North America. Chris and his family live on Aquidneck Island in Rhode Island.

NICK PREFONTAINE is part of the Smart Real Estate Coach family, located in Newport, Rhode Island. He recently co-authored the best-selling book, The New Rules of Real Estate Investing, working alongside his father Chris, his brother-in-law Zach, his sister Kayla, and a great support team. Nick grew up in the real estate industry and got started on his own at an early age. Most notably, he was knocking on Pre-Foreclosure doors at age 16, doing up to fifty doors a day. This experience helped shape Nick’s real estate career. Now, Nick specializes in working with lease purchasers to get them into a home and on the path to home ownership. Regardless of a buyer’s credit situation, he looks at their complete financial picture and comes up with a plan to get them into a home. In 2003, Nick was in a snowboarding accident that left him in a coma for over 3 weeks. The doctors told his parents that he probably wouldn’t walk, talk, or eat on his own again. Less than 3 months later, he was running out of Franciscan Children’s hospital. Now, in addition to his work in real estate, Nick is a Certified Infinite Possibilities Trainer and speaks to groups that benefit from his message of overcoming adversity.

ZACHARY BEACH is part of the Smart Real Estate Coach family, located in Newport, Rhode Island. He co-authored their most recent best-selling book, The New Rules of Real Estate Investing, working alongside his brother-in-law Nick, father-in-law Chris, and a great support team. He is a successful real estate investor, completing over 100 deals in under 3 years, and he continues to buy & sell property without using his own cash, credit, or investors’ money.

Zach grew up in central Massachusetts, but relocated to Newport when he graduated from college. After graduation, Zach had no idea what he wanted to do, deciding to bartend and be a personal trainer until he had a solid plan. He soon realized that he was burning the candle at both ends, working late nights and early mornings. He knew there was a better way.

At age 25, Zach decided to jump into the family real estate business. It was one of the first big risks he took in his life, as nothing was guaranteed. Plus, he knew absolutely nothing about real estate. Through hard work, in-house training, and implementation, Zach has now completed over 100 deals and growing. On top of that, he coaches students around the country on how to buy and sell property just like his family still does. Now, as a group, they buy and sell 5-10 properties a month with a predictable and scalable system, controlling between $20-$25 million of real estate at any one time with little to no money in the deal and no banks involved.

From the Back Cover

"I'm a full-time real estate investor, and I've been doing this for over twenty-one years: rehabs, rentals, and I always have four to five projects in the works. Needless to say, I'm busy. Then, I look at what the team at Smart Real Estate Coach is doing, and I think that the way I'm spending my time is just insane. As the secretary of our REIA, I see so many presentations every year, but I was blown away by what I learned about the TERMS business and your soup-to-nuts system. I'm not just saying this to say it--I bought the Quantum Leap System video course, and I'm ready to leverage my time for the better."
--Raymond L., DIG (Philadelphia REIA)

From the Inside Flap

In February 2008, when the national real estate market crashed, Chris Prefontaine learned some long and hard lessons about what not to do! He owned over twenty-three properties--all either in foreclosure, going through the foreclosure process, or in a short sale. And why was this happening? Because he was not doing real estate on his terms but the banks' terms.

But after putting aside his belief that the housing market was never going to stop climbing and banning the refinancing process as a bandage to pay immediate expenses, Chris was able to revamp his real estate business on his terms. He focused on creating consistent cash flow and large wealth now by developing the following standards:

- absolutely no more personal signing on loans
- purchasing properties without using personal cash or credit
- working hand in hand with attorneys around the country so the agreements are in the best interests of both parties
- adhering to a smart system that sustains itself for the future

... and with these standards began real estate on your terms!

Follow along as Chris explains the profitable deals you can make in real estate without risking your own money and how to do them in a simple, proven, and predictable way.
