The modes of acquiring title to real property are reduced to two only, regarded as classes, namely, descent and purchase.1 Title by descent is where the title is vested in a person by the single Operation of law;2 and title by purchase is where the title is vested by the person's own act or agreement.8 The latter includes every mode of acquisition known to the law,' except that by which a person, upon the death of his ancestor, acquires his estate by right of representation.
