Book Description:

The book addresses two fundamental questions: If there is an available site, how much can be built on the land available? If the project comes first, how much land is needed to accommodate it? With these spreadsheets, development design options can be explored in a fraction of the time required to create even a single site plan. How to use:
* Select between nonresidential and residential projects, then chooses the type of parking that will be provided--parking capacity is the primary determinant of land use capacity.
* This decision tree then directs the user to the appropriate spreadsheet, where variables such as gross lot area, buildable and unbuildable areas, parking and loading, open space, roadways, tax data, water and utility fees, building floors and height, and other data are entered in order to forecast capacity and economic yield.
* Design specifications can be changed within a single spreadsheet or entered into two or more spreadsheets for comparative purposes.
* Each development scenario is illustrated by a real-world case study, which identifies and measures the design criteria that actually control the results obtained and also shows how alternative development options would affect the project results.
