If blanks are filled in after a deed has been signed and sealed by the grantor, the deed will not be valid unless such alterations are made by the grantor himself or in his presence and by his direction, or by his attorney created by a power under seal, or unless the filling of the blanks is not material to the validity of the instrument, and does not alter its legal tenor and effect.
