new tax law changes all the rules
The "Taxpayer Relief Act of 1997" was signed early in August, 1997 by the President. Among the changes is a most significant one for real estate. The tax on sale of primary residences is now completely exempt from federal income tax on the first $500,000 of gain. This applies as long as you have lived in the house for at least two of the past five years. For investors, this points the way to many new and interesting strategies.
